THE METHODOLOGY OF STUDIO RAH

The Methodology Studio RAH breaks the project down into 3 key phase 

-  Design + Design development, Documentation and Contract administration.

As outlined below in the breakdown of these stages, the client inclusive in all stages of the project . this methodology provides key project review point after and during each stage of the project.

This methodology has been developed honed over 04 years and has provided the basis for many successful projects.

Design + Design development stage 

1.    Liaise with the client through meeting or initial workshop. introducing personal design and   management team.

2.    The design team asses and survey site constraints.

3.    Develop the preferred option and further provide broad opinions of costs for this option.
 4.    Develop design drawings, co-ordination of engineering consultant responses to architectural solutions; the cost monitoring of design; the preparation of preliminary specification of materials and finishes. prepare preliminary construction programs.

5.    Continually liaise with client and con-jointy review all planning and design proposals in regard to function, quality and cost.

6.    Convene, chair and minutes design team meetings.

7.    Consultation with project manager.

8.    Preparation of drawings for public displays.

9.    Key architectural personnel will analyses each element of the proposed building, reviewing construction details, materials, environmental constraints etc. in an attempt to produce the optimum building solution.

10.     Ensure that proper ergonomic parameters are considered and performance 
analysis of materials to be used are undertaken.

11.     Engineering consultants will be kept abreast on a day to day basis of all developments so that an integrated approach is achieved between services and architecture.

12.     Necessary negotiations will take place with relevant statutory authorities to ensure that proposals are in accordance with their respective regulations or requirements.

13.     Cost monitoring will be a continual task with close liaison between the project design team and the client.

14.     The design team always do their utmost to ensure that the client will, by the end of this phase, be fully versed with all aspects of the proposal and be confident that they represent the functional and environmental requirements that have been established for the proper delivery of service.

15.     Occupational health and safety during all stages at design and construction, Studio RAH is aware of its duties and responsibilities.  

Documentation stage​

2.1 Preparation final working drawings.

2.2 Preparation of final specification.

2.3 Liaison to finalization of secondary consultants documentation including:

·     Structure engineer
·     Civil engineers 
·     Electrical engineers
·     Mechanical engineers

2.4 Apply for and obtain building permit.

2.5 Provide probable short list of tenderer 

2.6 Liaison with tenders through tender period.

2.7 Negotiate with successful tenders in conjunction with project manager.

2.8 Prepare and execute contract documentation.

Contract administration stage

3.1 Daily monitoring of site activity in relation to progress and timeline.

3.2 Progress claim approval.

3.3 Variation control.

3.4 Liaison with contracts in regard to document interpretation.

3.5 Weekly or fortnightly site meetings.

3.6 Liaison with building surveyor including certificate of occupancy.

3.7 Provision of completion certificates.

3.8 Monitor defects prior to handover.

3.9 Provide final certificate following defects period.

STUDIO RAH ARCHITECTURAL SERVICES

Studio RAH
Architectural Services Architectural services include design, preparation of construction documents, and construction administration. Studio RAH also provide a wide variety of services including feasibility studies, architectural programming and project management. The following is an outline of services typically offered by Studio RAH and their sub-consultants:
• Project Inception - The planning of your project starts here. Working together with your architect, you will share your project needs, dreams and goals.
• Schematic Design – During this stage your architect will begin by preparing preliminary design sketches based on your requirements and budget to explore and illustrate possible options. The architect will review these options with you, pointing out the merits and responding to your input.
• Design Development – This stage refines the agreed upon schematic design for a clearer definition of the scope and quality of the finished project. Further cost projections will determine how closely the design conforms to the budget expectations, or what, if any, adjustments are required.

PREPARATION OF CONSTRUCTION DOCUMENTS AND CONSTRUCTION.

 Construction Documents – When the design concepts have been decided, the architect prepares working drawings and specifications. These are required to obtain building permits and bids, and to guide the contractor in construction.

• Bidding and Negotiation – Your architect can advise you on your choice of contractor – usually done by calling for competitive bids. Your architect will help evaluate the bids and select the contractor, and prepare the contract between you and the contractor.

• Construction and Contract Administration – Your architect will consult with you and advise you during construction. On-site visits will determine if construction is proceeding in general accordance with the contract, and that the design, materials, and workmanship meet with acceptable standards.

• Substantial Performance of Construction / Occupancy Certificate – Your architect provides regular progress reports to keep you informed, authorizes staged payments to the contractor and remains involved until the project is completed.
